The Tarion warranty certificate your builder provides at possession, recording the date that starts your warranty clock.
The Certificate of Completion and Possession (CCP) is a document your builder provides when a new Ontario home is ready. Tarion also calls it the Warranty Certificate, because it certifies that the home is registered in Ontario's new-home warranty program. It applies to both freehold homes and condominium units.
The CCP records the home's Tarion enrolment number and the warranty start date. For a freehold home, that date should match your date of possession. For a condominium unit, it is the occupancy date. It also lists the registered owners, including the email address Tarion uses for warranty notices. It may also show the builder's after-sales service contact.
The start date matters because every warranty timeline is counted from it. That includes the one-, two- and seven-year coverage periods and the deadline for each claim form. You need the enrolment number and start date to register for Tarion's MyHome portal, where you submit warranty forms.
The builder's representative gives you a copy of the CCP at your pre-delivery inspection (PDI), along with the completed PDI Form. The builder must also provide a completed copy to Tarion. Once it does, you can view the CCP in MyHome. If you did not get a copy, ask your builder for one.
Check the CCP carefully. If your name or the selling price is wrong, ask your builder to correct and reprint it. Keep it easy to find, because lawyers may ask for it, and it can help a buyer if you sell during the warranty period. If you buy a home still under warranty, the original buyer's name stays on the CCP. You do not need to be listed to keep the coverage. Contact Tarion with your purchase agreement.
