Notice to End a Tenancy for Non-payment of Rent
Ontario's notice a landlord serves when rent is unpaid.
The N4 is the Ontario form a landlord serves when a tenant has not paid rent. It gives the tenant a set number of days to pay the arrears in full and void the notice; if they do, the tenancy continues. Only after the notice period passes without payment can the landlord apply to the LTB. The N4 is a starting step, not an eviction: the LTB, not the notice, ends a tenancy.
