N12 Notice
Notice for Landlord's Own Use
Ontario notice to end a tenancy for the owner's or buyer's own use.
The N12 is the Ontario notice used to end a tenancy because the landlord, a close family member, or a purchaser genuinely intends to move into the unit. It carries strict requirements: proper notice, in many cases one month's rent as compensation, and a good-faith intention that is enforceable. Bad-faith N12s (evicting to re-rent at a higher price) can lead to significant penalties, so the grounds must be real.
