GlossaryScreening & Credit

    Tenant Screening

Checking a rental applicant's income, references, and credit, within the law.

Tenant screening is the process of assessing a rental applicant, typically income and employment verification, references and rental history, and, with the applicant's consent, a credit check. In Canada it must stay within human-rights limits: a decision cannot be based on protected grounds, and criteria must be applied consistently. Good screening is the landlord's main protection against a costly tenancy, but it is bounded by law, not a free hand.
