    Guarantor

    Co-signer

    Someone who agrees to cover the tenant's obligations if the tenant does not.

    A guarantor (or co-signer) is a third party, often a parent, who signs on to a lease and promises to cover the rent and other obligations if the tenant cannot. Landlords sometimes request one for applicants with thin credit or income, such as students or newcomers. The guarantor is taking on real legal liability, and the scope of what they are guaranteeing should be clear in writing before they sign.
