Buyer's Agent vs Listing Agent
Who each agent works for, and the duties they owe their client.
The listing agent represents the seller; the buyer's agent represents the buyer. Each owes their own client real duties: loyalty, disclosure of relevant facts, confidentiality, and care. That is why a buyer benefits from having their own agent rather than relying on the listing agent, who works for the other side. When one brokerage or designated representative would represent both sides (multiple representation), it is allowed in Ontario only with disclosure and your informed written consent, and you can refuse.
