A rent increase above the annual cap, allowed only with approval.

An above-guideline increase (AGI) lets an Ontario landlord raise rent by more than the annual rent-increase guideline, but only with LTB approval and only for specific reasons, such as major capital work (a new roof, elevators) or a large jump in municipal taxes or utilities. It is a formal application, not a landlord's choice, and tenants can dispute it. For most tenancies, the ordinary guideline is the cap.
